Home Selling Process

Selling a home involves several stages.  The following is a list of the more common steps during a residential transition.

Common Steps for Selling a Home

Initial Meetings with Your Realtor

  • Set up an appointment with me to discuss your goals.
  • I will tour your property in order to create your specific marketing plan and marketing analysis.

Subsequent Meetings

  • Review the Comparative Market Analysis and determine pricing strategy.
  • Review your personalized Marketing Plan detailing the extensive actions that will be taken to get your property sold.  This plan will detail all avenues I will use to market your home, enabling a sale in the quickest amount of time, and for the highest possible price.
  • Complete the listing contract and all required listing documentation I have prepared for your property.

Preparing Your Home

  • I will advise you, room by room, on the best home preparation and staging strategy for selling your home. This may include home repairs and storage of your possessions.

Showing Your Home

  • I will guide on how to present your home for all showings, including the Broker’s Tour, private showings, and possibly Open Houses.
  • I will supply you with feedback on all showings.

Offer Negotiations

  • Once an offer is received on your property, I will:
  • Review all offers with you in detail.
  • Negotiate your acceptable price, terms and conditions of the sale.  Any offer or counter offer may be accepted, rejected or countered during this process.

The Escrow Period

  • Once an offer is accepted, I will guide you through the escrow period, which includes:
  • The home inspection process.  There are many inspections that may be performed, including: whole home, pest, radon, sewer scope, mold, sewer scope, wells, oil tanks, septic tanks, siding, roof, furnace, and property boundaries.
  • Home inspection negotiations and repairs.
  • Title issues.
  • During the Escrow Period, I will:
  • Open your escrow with the designated Title/Escrow Company, submitting all documentation required.
  • Provide you with a moving package to assist your moving process.
  • Monitor all contract requirements and deadlines required per the listing contract, and negotiate for you any outstanding issues should they arise.
  • Coordinate your signing appointment, as well as attend your appointment to review your preliminary settlement statement for accuracy, and assist you during your review and signing of the closing documents.

Final Steps

  • I will take care of the last details, including:
  • Review your closing statement for accuracy.
  • On the day of closing (when documents are recorded and funds have been transferred), coordinate the payment of your settlement funds.
  • Coordinate key transfer to the new buyer.
